In April 2024, Steven and James came to a Behind the Scenes at AshdownJones day in Windermere with one big question hanging over them:

Do we actually do this?

At the time, they were both still in their existing careers and trying to work out whether launching an estate agency was genuinely the right move for them, their family and the life they wanted to build.

Estate agency was something only James had done before, and not for a long time.

Like a lot of people before joining AJ Mastermind, they’d spent months looking at different agency models, researching other masterminds and trying to figure out what success was actually supposed to look like.

But the more we spoke, the more they realised they didn’t want to build just another estate agency.

They wanted to build something with personality. Something recognisable. Something premium. A business that gave them freedom, flexibility and more quality time together as a family, whilst creating a lifestyle they could be proud of for both themselves and their son.

Throughout the day, they asked question after question. About branding. Marketing. Fees. Lifestyle. Profitability. Growth. They wanted to know what it would realistically take to launch an agency that genuinely stood out in a crowded market.

Together, we broke down their total addressable market, walked them through the AJ Blueprint, the same framework we use inside AJ Mastermind and within our own agency, and helped them map out a realistic plan for what the next chapter could look like.

All they needed now was a name.

Mr & Mr Child was launched!

TAKE THE SCORECARD

THE FIRST YEAR

That first year, Steven and James were brilliant.

We paired them with the right coach, they trusted the process and they followed the AJ Blueprint properly. Not when it suited them. Not when they “had time”. Properly.

And that matters.

Because the truth is, the first year of running an estate agency is hard. Really hard.

Nobody talks enough about how difficult it is to win those first few valuations. To build momentum from nothing. To juggle lead generation whilst also trying to service clients, negotiate sales and keep cash flow moving at the same time.

But they stuck with it.

They used the systems. They sent the letters. They implemented the marketing. They stayed consistent when most agents would have started second guessing themselves.

A year later, they had their own office, their first team member and a pipeline worth £125,000, with listed fees sitting at £379,000.

But what impressed us most wasn’t the numbers.

It was the consistency.

They kept following the Blueprint. Kept using the marketing. Kept recruiting carefully. Kept training properly. Kept building the brand, one home at a time.

Slowly but surely, Mr & Mr Child became an agency people started recognising. Talking about. Recommending.

And before long, high-value homeowners were enquiring with them every single week.

TWO YEARS LATER

It’s now almost exactly two years since Steven and James first sat in the boardroom at AshdownJones.

Two complete rookies, without even a business plan.

A few days ago, they sent us a photo from Disney World. The three of them away together as a family, whilst their team runs the business back home.

The day before they flew out, they agreed their highest value sale to date. A £2.6m home with a fee of £39,360.

And honestly, seeing messages like that still makes Phil and I a bit emosh.

Because we remember the conversations right at the start. The uncertainty. The questions. The self-doubt. Trying to work out whether this whole thing was even possible.

Now look at what they’ve built.

Of course, the numbers are incredible. But the lifestyle is the real win.

Very few people get into estate agency purely to make money. What most of us really want is what that money creates.

More freedom.
More time together.
A home and lifestyle we’re proud of.

The ability to properly switch off and make memories with the people we love, without constantly checking our phones.

Steven and James would probably tell you they’re still only getting started.

But their journey is proof that when you follow a model that already works, make good decisions early and stay focused on the things that actually move the needle, you really can change your life.

Not overnight.
Not without hard work.

But far quicker than most people think.

WHERE IS YOUR AGENCY RIGHT NOW?

Steven and James started before Phase 1.

At the time, they hadn’t even fully decided whether they were going to launch an agency at all.

You might be in a completely different position.

You might already have traction. A team. Revenue. Momentum.

Or maybe, from the outside, things already look successful.

But behind the scenes, you still feel like too much of the business depends on you.

Maybe lead generation feels inconsistent.
Maybe your marketing lacks structure.
Maybe growth still feels more reactive than predictable.
Maybe you’re working harder than ever, but not necessarily building the lifestyle you originally wanted.

That’s exactly why we created the 4 Phases of Estate Agency Growth Scorecard.

To help agents understand where they are right now, what’s holding them back and what they should focus on next to grow a more profitable, systemised and sustainable business.

THE 4 PHASES OF ESTATE AGENCY GROWTH SCORECARD

Find out whether your agency needs traction, consistency, structure or scale next.

The scorecard is designed to help you understand what stage your agency is really in, what might be holding growth back and where your focus should go next.

It looks at six key areas of your business:

Revenue

How much is coming in, and how predictable is it?

Lead Generation

Do you have a repeatable route to valuations and instructions?

Positioning

Are you attracting the homes and sellers you actually want?

Fees

Are you charging enough to build the business and lifestyle you actually want?

Team & Delivery

Can the business function properly without everything relying on you?

Owner Role

Are you building an agency that can grow beyond you, or are you still carrying too much of it yourself?

THE FOUR PHASES

Phase 1: Start
You need traction.

Phase 2: Build
You need consistency.

Phase 3: Grow
You need structure.

Phase 4: Scale
You need leverage.

The mistake most agency owners make is trying to solve every phase at once.

The opportunity is understanding where you are right now, making better decisions and focusing on the work that genuinely makes the boat go faster.

WANT TO TALK THROUGH YOUR RESULT?

If Steven and James’s story has made you stop and think about what you really want from your agency, and your life, then maybe it’s time for a conversation.

Because the truth is, most agency owners don’t actually want “more agency”.

They want more freedom.
More control.
More profit.
More time with the people they care about.

They want to build a business that creates a lifestyle they’re proud of, without everything depending on them every single day.

That’s exactly what AJ Mastermind was built for.

This isn’t about chasing vanity metrics or building the biggest team possible. It’s about building a profitable, well-positioned agency that gives you more options, more leverage and more life outside the business.

So if you’d like to talk through your scorecard result, your goals or where your agency could go next, let’s have a chat.

No hard sales pitch.
No pressure.
No awkward closing tactics.

Just an honest conversation to see whether we could help you get there.

AJ Mastermind isn’t the cheapest mastermind in the industry.

In fact, it’s a significant investment.

But for the right agency owners, it can completely change the trajectory of both the business and the life they’re building around it.
